    Took me 2 hours to get home on July 4th due to lack of competent police control after the fireworks. It is also MAGA central. The traffic is horrendous and this is before Universal and at the moment they have just started new construction on the tollway which is expected to last years. It will take you and hour and half to get their from Dallas or more. You can breath in Prosper, nice developments out there.

    Grew up in frisco, now live in Boulder, Colorado. Couldn’t be happier about that transition. Frisco is a great place to raise a kid in my opinion, but beyond that there isn’t much to do. Sad to see frisco allow universal to build a little kids park in addition to all the other things in the city.

    Just bought in providence village. Traffic is pretty awful up here but at least they are doing plenty of road contraction to help.

    You’re funny! The average household income in Frisco is $165K but everyone I know is in the $250k-500K range there. They CAN afford to live in Frisco. You could make your same argument about Beverly Hills. I can’t afford a Belaire mansion…so I don’t live there.

    Frisco had so much potential to really have its own identity and some actual culture. But they let the developers do whatever they want.

    Frisco is just another upper middle class corporate suburb now.

    Prosper is far more expensive than Frisco. Back in the early to late 2000’s Frisco was an affordable surburb for new families. Prosper was expensive then with several athletes owning mansions there. Realtors always feared newcomers to Frisco which is why it is so overcrowded. Every new company, restaurant that comes to Texas automatically goes to Frisco disregarding the open spaces south of downtown dallas.

    McKinney resident here. Lived in home for over five years. If you look hard for them, you can find newer homes which have more than a postage-stamp back yard. All the houses on my side of the street back up to a greenbelt, which is nice. But even if part of that greenbelt is flood zone where they can’t build houses, various entities will still plan things for it, and you have to fight hard, very hard to keep that greenbelt! So far so good.

    I grew up in the country in South Central Texas. If you are about 1.5 hours away from a major city, and are not near a major freeway, you will be fine. I think 1 hour away from the city gets to be "iffy." Anyway, this is my experience of life if you want to avoid all the sprawling development.

    I remember back in the late 1970s when Frisco was a small town consisting mostly of Hispanic and black residents. I don’t want to cast aspersions, but the place was mostly old farm homes and shacks up until the 1990s when developers came along and offered pennies on the dollar for property that had been in those people’s families for generations. Of course, eminent domain helped with the land grab. That whole melded area, Lewisville, The Colony, Frisco, Plano is an overrated, overdeveloped, and overpriced development on the plains of North Texas, it’s definitely not worth the price of admission.

    For me, moving north is not an option. Those new homes in Prosper are pricey! From what I recently saw, new homes are $100K more than existing ones, and significantly smaller. Since school has started, Prosper ISD is struggling with the larger than expected influx of new students. Also, many employers are making workers return to the office, and Prosper adds a significant increase to most commutes.

    I agree that the Universal Studios park is going to bring massive amounts of tourists, with little benefit to residents. The east side of Frisco has been better for traffic, but with the development of Brinkmann Ranch and massive apartment buildings at Main and Custer, I expect it will get much worse there too.

    Still, there are many benefits to the city, and I prefer it to the surrounding areas.

    I never understood why someone would want to move farther away from the city of Dallas to get less traffic when you will be stuck in more traffic when you move farther away from the city. I absolutely love Frisco, I’m in the Southern part of Frisco, more developed area, barely any construction right by the Star. The more north you go… the more traffic you will get if you live in Frisco, even more traffic in Prosper and even more if you move to Celina.

    Rent was like $1100 for a 1 bedroom back in 09. Born and raised in north texas, didnt stay, moved to oklahoma and now Amarillo. Its as expensive here but not close to as much of the population crowding and the Californians stay away which is a blessing.

    We were seeing similar videos for Plano when it was getting fully built out, now Frisco. After few years , it would be Prosper/Celina that will get built out. You can always head farther up north, it will only worsen up your commute time if you travel down south. My best bet is to visit these towns and see what they offer and if its worth buying there.

    If home price, taxes, and HOA, concern you as a home buyer, be aware… Prosper is higher, and Celina is catching up. Also, due to location, Prosper will likely feel the impact of Universal Studios as much as Frisco.

    Yes, the traffic is getting more and more horrible, and the tourist attractions will make it worse, especially the Universal Studio Park, but there are still much more people coming to Frisco, than leaving. The affordability part of the video is not exactly accurate, the prices and taxes in Prosper, for example are even higher, and the taxes in Frisco are between 1.6% to 1.8% not 2.1% as it stated in the video. Frisco taxes are one of the lowest in Collin and Denton County. It’s very easy to verify going to the Appraisal Districts websites. Frisco is still desirable destination.

    You didn’t mention the crazy PID and MUD taxes in celina that frisco doesn’t have .Water bills are extremely high in celina ( there is a Facebook group for that)
    Buyers should know what to expect when buying in a non established area like Celina. Lots of extra $ to expect for additional taxes.

    Oh, it’s awful and overcrowded! I moved here in 2000 and now I can’t wait to move. Looking at East Texas area or West Texas area ( originally from West Texas ).I love the hill country area but to many people from California moving there. Lord help Texas. My state is being ruined 😥

    I lived there in 2009 and my rent was $600, That same apartment now is $1400 last I looked. It was cute seeing little bunnies hopping around though.
    I wondered if the price increase was due to the Cowboys HQ or the CA residents from Toyota that came over.

    Some good information; however, not a balanced report. If people are moving out of Frisco in large numbers, how do you explain the continued population growth? The city of Frisco has an estimated population of 220,000 (up 10% from 2020). Even though there are a host of smaller properties, there are several properties with large yards. Yes, the population is approaching 3,000 people per square mile, other communities with a much older infrastructure are over 6,000 people per square mile in the Dallas Forth Worth Metroplex. I would enjoy an updated video from "Home in Dallas Texas" with a more fully developed report.

    Everything u said was spot on fr esp the traffic i stay right off 380 in Denton right next to Prosper n the traffic is crazy i remember when we came down here 3 years ago i was shocked cuz who expects so much traffic on a small 2 lane hwy, its a great spot with a lot of new stuff coming along like the Velvet Taco, HEB coming soon, the Costco, or the slims chicken that just opened 2 days ago, but once they expand the fwy and finish up 380 i think its gon look a lot better and hopefully helps the traffic even if it takes off 5 minutes😅

    Excellent lecture. House prices across the nation have skyrocketed in the last two years esp due to inflation. However, 2.18% property tax in Texas ain’t bad when you consider some new suburbs of Houston (like Cross Creek Ranch in Fulshear, Tx) have a prop tax of 3.5%. On a $600k house, that’s more then $20,000/year, just for prop taxes! That does not include the HOA, insurance, etc. Katy and Fulshear are also overcrowded and polluted. Crazy!

    We have so many developments in process and I have been here since 2004, my house hs increased in price over triple what I paid only 10 years ago. (Live with my parents at first I was in high school). You can’t argue with the hundreds of investors that decide to build their projects there and it is still growing, we have universal and 2 PGA gold courses coming through, if you want a cheaper place to live but also want access to all of these amenities, look in denton/prosper/the colony. But you get what you pay for people. This is truly prime real estate.

Me and my wife are planning to move to North Texas soon and we initially considered Frisco because of their school system, but with the current market, we are considering McKinney within Frisco ISD. Do you have any opinion or information about McKinney?

    I hope that you don’t mind of my this comment ( Otherwise, you can just delete this comment ): Current Cities north or northeast/northwest of Frisco is like 15 or 20 years ago Frisco. The strong advantage of today’s Frisco is the diversity of races. When I lived in Frisco 17 years ago, I had an "extreme" white neighbor who constantly ask me to move back to Vietnan ( I am not Vietnanese ) and he ( and his close friends ) all moved to Celina finally. There is once in 2009 when I had eye surgery and can only use one eye to see things, he pretend as HOA person to force me to clean my lawn ( Actually, it is pretty clean ). That time, I was so worry about that I may become blind. Later on, I found out that he and a group people set the pIot. Later on, I reported to Frisco police and police is on their side. I will say, to oriental people or other races, Frisco is the best choice to you today. The other 2 comments below:
    1.) Frisco Fields development may not be a heavy traffic city inside of another city.
    2.) Texas highway is different from other state’s highway. There is a front road always next to Texas highway. Drivers have second choice to use front road ( or front road/toll-way alternatively ), Instead of tollway.
